SMS distributes mortgage and loan products for residential and commercial
mortgages, bridging loans, secured personal loans and nonregulated products
from a selection of leading prime and nonconforming lenders to mortgage intermediaries
throughout the UK. SMS also provides training for regulation and qualification
requirements.
The company, launched in 1989, processes over £75m of mortgage applications

throughout the UK provided by our regional office network in the South West,

5 correspondent lending arms in its fleet, consisting of Admiral Homeloans,
Flagship Homeloans, Solent Homeloans, Trafalgar Homeloans and Victory Homeloans.
Correspondent lending means we take control of the applications we handle
on your behalf, processing them up to completion with our group of onsite
underwriters. This means the application is processed as smoothly and efficiently
as possible. By working with key lenders in the nonconforming market we offer
you access to a wide variety of products to suit all needs. Second Mortgage
Services The range of second mortgage products we offer is most comprehensive
and we fully package for all major lenders. The second mortgage service team
can issue credit agreements, instruct and pay for valuations and take up all
references where necessary. The technology we use means we can calculate all
rates and repayments, print lender documentation and credit agreements and

with one simple phone call. We offer direct access to experienced staff that
can answer queries and assist with applications for both status and nonstatus
clients. Solent Commercial has been operating in the market for over 10 years
and has established solid relationships with lenders and, as such, are able
to package your client’s application to give them the best chance of obtaining
an approval. The commercial mortgage range is available from £25,000 and covers
all commercial property including residential buy to let purchase, investment
or owner occupied and buying for business purposes. The loans are available
for a variety of purposes including business expansion, capital raising and
refinancing or debt consolidation. Solent Commercial will package the loan
proposal and submit it to the lender within twentyfour hours of receipt of
required information.

We are working hard at SMS to provide new technology to ensure that you receive
a quicker service when we process your mortgage applications. The new system
implemented by SDS Applications Ltd will enable us to offer online applications
and interface with all lenders for decisions and applications in principle.
The system will also offer online case tracking via our website. This means
that you can check (real time, not updated) the progress of your case at any
time convenient to you. As well as all this back room machinery, the frontend
technology that we use will significantly change.We will be able to input
applications straight into the system. With this, accurate compliance can
be carried out at point of sale satisfying all FSA requirements. Sourcing
System It is becoming increasingly important for brokers to have access to
reliable product information. Pathfinder will provide the solution. This sourcing
system will provide information on SMS products, online applications, a direct
submission lender panel from HLP, the mortgage network and access to all lenders.
The SMS sales force is promoting the system to ensure that you, the broker,
are using reliable and up to date product data. The system will also provide
full compliance backup via HLP. Regional network Local people understanding
local needs and giving you access to decision makers. SMS believes that in
order to offer the best service to our clients, not only do we need to offer
a wide choice of products, but access to a regional network. You have the

South West Office Martin Selby – General Manager Martin has been a mortgage
broker since 1991 until he formed SMS South West in January 1999. He is now
a head underwriter and general manager dealing predominately in the Self Cert
and nonconforming market. Martin is keen to grow the South West Office: "
We have the opportunity to become the leading packager in the South West.
This is largely because of the dedicated staff we have as well as the back
up of SMS as a national packager. We have found that the introduction of our
correspondent arm gives a much greater scope for our introducers." Northern
Ireland Office Brian Newell – General Manager Brian has been working in the
mortgage industry for over 30 years. He began with his own mortgage broking
company before moving to Dublin to work as a mortgage development manager
designing mortgages and related products including those for affinity schemes.
After working as a business development manager for a leading UK network he
then moved to Newry to set up the SMS office two years ago. Brain explains
why having a presence in Northern Ireland is vital. "Northern Ireland is a
unique market and one which is vastly underdeveloped. There is huge potential
for the nonconforming/ sub prime sector. The SMS office hopes to take full
advantage of this. We are excellently placed in Newry, one of 2 new cities
in Ireland, and being close to the border means we are in a good position
to expand into the Republic when the time is right.We believe SMS is the only
true sub prime packager in Northern Ireland and look forward to growing and
developing over the next few years." Scottish Office Laura Cummings – General
Manager With 10 years’ experience in the mortgage industry, Laura has been
at the forefront of developing the Scottish arm of SMS. Laura started as a
mortgage administrator with TSB Homeloans before working for Direct Line Financial
Services in a similar role. She left to become an independent financial adviser
and gained her Financial Planning Certificate 1 and 2. After joining SMS in
June 2000 Laura worked towards opening the office in May 2002. Laura is CeMap
qualified. Laura comments on the newest addition to the regional SMS offices.
"Since May we have seen business grow dramatically. We are looking to grow
our staff base further but our main priority is to continue to offer the same
good quality service and to continue to build good working relationships with
